Searching for duplex to purchase to house hack. Want to get into a duplex with little money out of pocket. If I do conventional financing with the 5% down how long would I half to live there? Before renting out both sides and moving out? Current situation 4 rentals Two rentals have bunch of equity in the properties. Is it possible to use equity to get loan on duplex with little money out of pocket? Tanks in advance for your help. Do not know to much about creative financing.

Just purchased a old building that use to be a apartment complex that had 9 units of 2 bedroom apartments.  Needs completely gutted and redone into apartment complex's.    This would be a major project for me as in the past I have only done single family houses.  My first thought is to resell to investors who have more knowledge on a building like this.  So my question is do I remodel and take on this major project?    Or do I try to resell to another investor?

Rick Pozos I like the idea of selling to a tenant. I currently have two other properties that will be paid off in the next coupe years. I thought about doing the same with those.

Kevin Coggins I thought about turning around and selling it to the investors who keep buying condos in this area. Make a quick $5,000. I think I'm going to hold onto it for the 5 years for now.

Fairly new to rental business. Just bought my first Condo rental. Let me know what you all think of this deal I just did. Numbers Purchase Price: $20,000 Loan: $20,000 @ 4% interest for 5 years = $368.33 (owner of Condo is doing loan for me) Rent $450 to $500 Condo Fee $70 monthly (covers lawn, snow removal, exterior maintenance, swimming pool) Property Taxes = $705 yearly Rental ready cost upfront: $2,000 So not going to be making any money during the first 5 years. Private lender for money was only willing to do 5 years. However I don't have any down payment or fees on loan besides the 4% interest Currently there is other investors buying these condos and renting to college students. I looked up there purchase price for these and they paid around $23,000 to $28,000 for them. Give me the good, bad, I made a mistake all that. Thanks in advance for your feedback

The auditors website in area I have been looking at real estate deals, has a transfer history and shows purchase price.   I come across some investors who purchase these properties and shows that the purchase price was $0.00 when transferred to there name.  They really getting these properties for FREE?  If not free why does it show $0.00 purchase price?   The couple investment properties I have purchased shows my actual purchase price on properties.   I am new to this so sorry for all the questions.
