Post: Florida Rental Deposit Accounts

For how I understand the statute in FL deposit monies must be kept in a separate account for each received and landlords are not to commingle these funds with any of their other funds (sect83.49). I simply read this as a separate deposit account for each deposit received. As we have grown our portfolio having a separate deposit account for each deposit does not seem efficient or feasible.

For those with 5+ doors in FL how do you handle deposits and the account they go into?

Looking for some input in what you all do for your MTR listings in terms of sites and any other strategies like trying to partner with a hospital. Most importantly my question as stated in the title has more to do with AirBnB. Do you list your MTR on there? If so do you still have your potential tenants go through an application process and complete a lease? I don’t use AirBnB so I feel like this may be a no no for their platform because they don’t want any contact or business conducted outside of the platform.

For those with experience running a fully furnished MTR, curious about the following:

1) what fees do you charge for cleaning ?

2) do you charge separate fees for periodic cleanings and turnover cleanings?

3) how often do you have the property cleaned

I’m not seeing anything about cleaning fees in listings around my property on Furnished Finder so I figured either this is discussed when the interested party reaches out or it’s not customary to charge anything other than rent and security deposit. My property is in St Pete, FL for reference.

Thanks for the response, definitely onboard with having reserves. I guess my question was more about applicant screening, how have you/have you adjusted screening criteria for applicants to mitigate risk of getting a tenant who may be unemployed in the near future and then you’re stuck footing the bill out of your reserves? Is this something you can screen/deny application for (industry of employment, temp employment)?

How is everyone approaching buying new properties/filling those properties in the current environment of rising unemployment and eviction suspensions? Especially those will less capital to fall back on; how are you managing your risk?

Courtney Stein at Stein Homes Team. Covers the Tampa Bay Area (Tampa, St Pete and surrounding). I’m a little biased but her results speak for themselves she’s consistently one of the top performers in the downtown St Pete Keller Williams office.
