@Jose Nunez Hi Jose- I have some units that I run thru Airbnb in a shore town in South Jersey and it’s definitely more profitable than a long term rental but it’s a lot more hands on.

Think of it as running a mini hotel. You'll have to be able to respond to guests and clean regularly etc. There is good technology out there to help but I wouldn't make the decision Airbnb vs long term rental just based on money. Let me know if that helps and if you have other questions. There's a lot of great Airbnb/STR posts on BP that can help as well.

Looking for any recommendations for roofers who do work in Cape May County, NJ. Looking for a full roof replacement (asphalt shingles).  Already went through the BP contractor search feature but wanted to ask the broader group.  Thanks!

The taxes and insurance needed for shore properties definitely takes a chunk out of the cash flow but Wildwood has more affordable options than the other Cape May County beach towns. Happy to share more detailed info on the expenses if interested send a PM.

I have a short term rental agreement from an attorney I worked with but wasn't sure if it was necessary when listing on Airbnb. Obviously it would be helpful from a liability protection stand point to use it but was curious if the experienced STR folks use a separate agreement on Airbnb?

If yes, how do you handle the signing of it from a logistics perspective? I feel like it would be seen as a nuisance from prospective renters and I haven’t seen a good place on the Airbnb listing to call out the agreement.

Any thoughts would be much appreciated!

I grew up there and still have family there and ending up buying a beat up duplex off a relative. It needed a ton of work so I factored in a lot of construction costs.

Also used the BP calculators quite a bit and researched STR data for the area. AirDNA helped as well as some friends that also have places they rent out.

Keep in mind taxes are pretty high in NJ and any property with a mortgage will require flood insurance.

There are plenty of multi family properties in the Wildwoods but each town is a little different as far as demographics. Let me know if you have any specific questions on properties or locations. Happy to help.

Hi Arpita- I’m from Wildwood and have a duplex there that I use as a short term rental. Are you looking for an investment to rent seasonally or long term? Any other criteria?
