Hey Jennifer!

I'm based out of Charlotte, NC but spent a good bit of my time in the mountains of NC and the coast. When it comes to the Charlotte Market- Middle Term rental is going to be your best option to cash flow on the property with these higher interest rates. I'm on the lending side but I have seen a lot more MTR's pop up for the large of amount of traveling nurses. Just from the city center of Charlotte- your 15 minutes away from 15-20 different hospitals. 

As well with NC being ranked 3rd for most people moving to the state- I think a missed opportunity for MTR is the people moving to the area that need a rental for 4-6 months while they look for their home. Long term rentals are still good in the charlotte area but with interest rates high- cash flow is hurting but you are still getting great appreciation for the area! 


As far as the Wilmington area, both of my boys went to UNCW and we have seen first hand how hot the LTR market is for students housing. We would have to start looking 6 months ahead of their current lease ending because most of the houses would be scooped up early. If you can get a spot closer to the beach- its common for landlords to rent to student during the school year (Late August-May) and turn the property into a STR for the summer months. Wrightsville beach is going to be your most popular beach in the area. Carolina Beach and Topsoil beach are a little less saturated STR-wise.


I do not know as much on the Raleigh market but it is just as booming as Charlotte...if not more!
