Wow! Thanks for all the help! To be more specific the mortgage is $3832/mo. And I make $4950 in rents per month. I’m thinking about either selling and taking approx. $200k profits and rolling into the Panama City Beach, FL market, or take a credit line on the CA house and buy more properties in Panama City Beach.

I have a duplex in a very popular place in San Diego, CA. I make $1000 over the mortgage and cash flow $800. I’m getting stationed in Florida and would lose a significant amount of cash flow if I had both properties being managed professionally. Purchase price was $726,000, I put $65,000 down, with 3.25% for 30 year mortgage. Current principle is $663,000. I could sell and make approx $200,000 and pay no capital gains tax since I lived in one of the units as my primary residence for 3 years. Or I could hold and keep cash flowing but at a much lower return and then hold the property for another 10/15 years then sell but have to 1031 exchange or pay a huge cap gains. Any suggestions on sell now or hold long term?

I’m the landlord for a duplex in San Diego, CA. The electric washer and dryer are on separate water and electricity in a detached garage. I’m looking for ways to cover the expense of the water and electricity and I’m looking at “coin” operated washing machine. Being a Millennial I hate coins and cash, and I don’t want to have to visit the units twice monthly to remove the coins from the washer dryer. A) are there any recommendations on buying vs renting pay per use machines? B) if buying what is the best type/brand Thanks!

I'm looking to house hack in Panama City Beach Florida (or Close by). I will be living in one unit and re wnting out the rest. Does anybody have in depth knowledge of the multi-unit homes in this area. I know a lot has changed recently with the change in spring break laws in Panama City Beach. Thanks for any input!
