If you're an Investor with multiple properties coming up, then this may be a great option to work with our Transaction Broker in selling your property. You pay just $995 for a package of 4 listings, then you decide how much we’ll offer to any other agents representing their buyers if there is even one involved (recommended rate of 2.4%). You can use the four listing any time you'd like. One at a time or all four at the same time, plus they don't expire until they're used. As an investor you likely already know how you like to work with your clients, vendors and your preferred closing company. We'll be there for you to help facilitate your processes and the transaction. We'll focus on working how you want us to work with support features that will make your life easier. Here's what you'll get:

  1. Listing Term of 12-months
  2. Listing on REALTOR® MLS through Knoxville (KAARMLS) - see service area above
  3. Listing on Zillow, Trulia & 100's more, plus Realtor.com & local REALTOR® Sites
  4. Up to 24 Photos in MLS
  5. Printable & Shareable Color Flyer
  6. Double Sided Yard Sign, Directional Sign(s) & Door Lockbox
  7. Property Phone Number that Forwards Directly to You
  8. CSS - Showing Service & Feedback
  9. Personal Property Website
  10. Transaction Broker Support to Facilitate the Transaction
  11. Contracts, Addendums & Disclosures
  12. Market Analysis Upon Request
  13. Contract Review
  14. Realtor Feedback

Additional Benefit: If we represent you in the purchase of an investment property as your Buyer's Agent, then we will list your next investment property for only $1 (one dollar) as a "DIY Listing + Transaction Broker", in addition to applicable elected Buyer's Agent commission rates. Refundable Deposit: Yard signs & lock boxes are expensive; therefore a $100 deposit is charged at sign-up for each active listed property. A full refund shall be given at closing (or contract expiration) given acceptable return of loaned items.

I found a lawyer that got me the LLC Operating Agreement for a TN Self Directed IRA and the FEIN for $200. If anyone needs his contact info, just let me know.

Thank you for your concern. I’ve contacted 4 attorneys that apparently speciality in setting up LLCs for IRAs and they apparently are to busy to assist with my small request. Therefore just trying to take care of my self. I’m just looking for solutions not reasons not to do it myself.

Does anyone any an example Operating Agreement for an LLC set up for a Self Directed IRA to invest in real estate? One for Tennessee would be ideal. Thanks, Brad
