Kenneth, it's really hard to say exactly what trends we'll see, but I think we'll have a gradual return to normalcy for the next 24 months. There's a chance we could see a slight dip during the 2021 peak buying season (summer 2021) as more people struggle a little bit more to get mortgages after all of the additional credit issues caused by COVID...but for all the reasons previously mentioned, the resiliency and strength of the areas around DFW should stand strong through that test. DFW, especially Dallas, Tarrant, and Collin counties should continue to be some of the most COVID proof counties in the state.

I cannot speak for other markets, but in DFW COVID is having far less of an impact than most other parts of the country. The total sales are certainly down, but given the outstanding job market and strong socio-economics of the metroplex, people remain relatively unaffected. This is a reflection of how strong the DFW area is as a whole.

FRISCO, TEXAS without a doubt.

Frisco is one of the fastest growing cities in America. Countless publications have written about this, and many publications have praised the well-rounded suburb that has been exploding in growth. According to realtor.com this city has grown 71.1% over the past 10 years. This city is great location about 30 minutes from DFW International Airport and 30-45 minutes from downtown Dallas. This city is home to the training facilities for the Dallas Cowboys at the luxurious office building and shopping/nightlife complex called The Star. Frisco is also home to many brand new developments for shopping/dining, and it is the relocation zone for many large companies that are looking to north Texas for a cheaper option for their headquarters! Frisco should enjoy some great home appreciation over the next few decades as the brand new PGA headquarters are currently under construction, the city will host a Ryder Cup, and it will hope to be home to more and more collegiate and professional athletic championships.

I can't help but think this sounds a little too good to be true. An 18 year old just happened to have $7,000-$9,000 sitting around to throw at a program that is so little known? Especially for someone who has "not been in the real estate game long" as you mentioned. Then that same 18 year old got a deal done in 3 weeks? You said the wholesaling strategy isn't even discussed until week 3, so in theory you would not have even understood the strategy by week 3?

That old saying "If it sounds too good to be true, it probably is" feels like it might apply here.
