Thanks @Dave Foster. I figured that might be the case. This is a great example to remind everyone to name their beneficiaries on their accounts and periodically review them, as it gives your heirs far more options and flexibility.

I am going through liquidating an inherited IRA this year. **I am not a lawyer, financial or tax professional.** My understanding through the professionals I have engaged, is that since i was 1) not a named beneficiary on the account, but received the account through the estate, and 2) have to take the distribution of the entire balance by the end of this year (5 years since my mother's passing) I have no ability to roll the account into another tax sheltered IRA, self directed or otherwise. If anyone out there knows that this type of liquidation qualifies for a 1031 exchange into another investment, I'd love to hear about it. As I said, I have met with financial planners and a CPA. All agree there is no avoiding tax on the distribution of the balance required this year.

Has anyone used Coldwell Banker The Real Estate Group for property management in the Fox Cities? They have a few hundred units under management. Does anyone have any suggestions on other companies to use?

Hey Andre, I'm new to the BiggerPockets forums with a similar question. I'm wondering if getting my real estate license is worthwhile, even if I have no interest in becoming an agent. I've recently embarked on a path to learn about becoming a real estate investor. I also wonder if the license would give me beneficial access to information from MLS.

I'm hoping some of the more experienced members will share their POV's.
