Planning on both just depends on the deal at the time. On a fast track retirement plan. 

New to RE investing...what's the best method for finding/tracking consumer trends in single family dwellings.

New to RE investing, but ready to jump right in.  Right now we are just interested in investing in single family dwellings although that may change and need for closings and such.  Who would you recommend and are there specific lists of RE attorneys.
