Arrowhead I meant...I always misspeak.  I may drive up this weekend to check out a few listings in both areas.  I would be going for an A-Frame most likely.

Christina, Thanks for all the input here.  My wife and I are in the same boat.  We're looking at 3 bed in Arrow wood vs Moonridge right near the slopes, and live in North County San Diego.   Are you self managing the rental or did you find a good company to manage?  Shoot me a message with any good advice! I'm now trying tenant cloud and really like the interface and functionality so far, but might give another a look since I have to advertise one of my properties soon.

My wife and I manage 3 properties, and while we can manage them without any software, I'm a software developer myself, and would prefer to better digitize our documentation, inspections, repair histories, rent payments, etc.  Was wondering what the consensus was for our situation given the small amount of properties.  Other large firms seem to go with appfolio, but you need 50 units to even buy their software.  I've started an account with cozy.co, which seems popular and has at least some of the use cases I'm looking for, but any other nice plays out there?

Thanks for the replies.  I have been charging and getting late fees the whole time, but it doesn't really matter to me, and I've had a lawyer waiting to serve him if/when I go that route.  I'm going to go the route this week of telling him that we're not renewing, and either he can move out now, or I have to start the eviction...just to give him a chance to not need to take the mark on his credit.

Is a 60 day nonrewnewal notice legally required for a stated term lease like mine (ends on given date, with no month to month carry over)?  He's been there over a year, but it's not month to month.  I've read in California, if it's month to month, it would be required, but seemingly not in my situation.

Lovely!  He's generally kept the place really clean, but I'll see.  For any California property owners, do you know if I'm legally required to give him a 60 day nonrenewal notice?  The lease is fixed term, and there is no automatic carry over to month to month specified in the lease terms.

First post here, and new listener of the podcast. I own a rental condominium in San Diego, and have had a long term tenant stay there since July 2018.  He paid always on time in 2018, until he renewed his lease with me this year.  Since then, he's been 4-8 weeks late on rent for 9 months now, and has only been able to make periodic payments of $400-$800 at a time.  Currently he owes 1.5 months rent, and his lease ends about 60 days from now.  I don't have high expectations of him being able to pay off the remainder before his move out...or him having much funds to move out in general.  I probably should have gone through with eviction in the Spring, but now since it's so close to move out, I've decided to just try and collect as much as possible before move out.

Any advice for this situation?  If I don't do an eviction and get a judgement, do I still have power in small claims court to try and get a lien against him for any delinquent rent?  Has anyone had any success with payment plans which allow him to back pay the dues even after move out?  My biggest goal is to ensure he's out of the property so I can find a new renter, so I don't want to do anything to risk that scenario.
