@Jason Forman first off congrats on starting your investing. In Philadelphia it is very much block by block for the ARV spread. Some neighborhoods like Northern Liberties and University City demand a higher premium. That's definitely a safe spread to look for but some places will get as tight as 80%-90% or you could get some places for 60%-65%. One of my colleagues did a really good piece on this that breaks down each neighborhood by how investor friendly they are that I've linked to this. @Cole Hoffmann I know a lot of people especially in this area tend to just fill the pool because it's use is seasonal in PA and like you mentioned there's a lot of costly maintenance. Unless you have an investor that specifically asked for a pool you might want to steer clear of that because it's a lot of money for a questionable return. It is 100% contingent on your situation if it's a light repair job and you know someone dying to get a house with a pool then it might be worth it for you. It also depends on what the rest of the houses in that area have if they all have pools then it would help. https://www.hgtv.com/outdoors/... If you follow this link this is a really good article by HGTV that breaks down further the costs/benefits of a pool and if you should keep it or not. If this was AZ or FL I'd definitely recommend to keep it.

@Victor B. Unfortunately the transfer tax in PA is quite high compared to other states. In the Philadelphia market specifically it's over 4% and has probably increased since I posted this.

@Gio T. welcome to BP and well done on cashing in on the crypto boom! As a licensed agent in PA (Philly Area) I can tell you if you're looking for a good deal PA is definitely the state for you. We have the advantage of lower taxes but still have two large markets in Philly and Pittsburgh that often attract investors from NYC because of how cheap properties seem in this area. My team particularly does have a handful of LA based investors because our market seems like a total bargain compared to what they're in currently. I can't comment on the other Great Lake states with any expertise but I can't imagine any of them being a more expensive market than California besides NYC.

 @Oscar Zhang I can tell you from first hand accounts there is a ton of upside in investing in the Philadelphia suburbs. Like most areas it varies town to town but there are many trendy areas that are on the rise as people look to branch out from the city and have a little bit of space for themselves. People often pass over Norristown area in Montgomery County because of the traffic coming to and from Philly but there are a ton of properties with a lot of upside in the area. Media in Delaware county is also a beautiful area so you could look for interesting properties in that area as well.
