What made you interested in investing in this type of deal?
I love camping and enjoying staying RV resorts. As for an investment, one site can be rented 30 times through out the month. Guests stay for a certain number of nights and they bring their own RV. You don't have deal with evictions or repairs or rv's like you would with Mobile Home Parks.
How did you find this deal and how did you negotiate it?
Off market lead from broker

Private money
How did you add value to the deal?
Increasing nightly rates, improving visibility, and increasing/ adding amenities to the park.
What was the outcome?
So far we are meeting our expected returns to our investors.

It has been a while since Mobile Home Parks were at a 10 cap. I see most Mobile home parks range between a 5-7 cap. I would be happy with an 8 that had vacant homes.

Hello BP community.
I own a paint and drywall finishing company and I am hoping to meet some other investor/contractors. I am hoping to use my company and background to build trust with my investors.
My idea is to find the deal and bring in a money partner. Then my company is responsible for the rehab and managing subs.
Does anyone have experience with working with partners and hiring your own company for your rehabs?

Hey @Justin Otero I have not moved back yet but I will be moving back in November. I am more than interested in sweat equity. That will be my strategy in the beginning. I own a drywall and painting company in Denmark and feel pretty confident about a rehab.
Price range below 400K
Going to have to finance unless I can partner with someone
I am interested in all those areas as well.
How about you? Do you invest in Reno at the moment?

How does it work when you purchase an assignment contract? I am investing out of state. Can I have my realtor go and check out the property first? How do you all do proper due diligence when buying wholesale deals?
