Hi, I could use some advice/help/direction on how to sell a no money down deal. For example if I am going to pitch to 2 investors to give me the money down on a 300K deal. With the investors putting in 30K each and I'd carry the mortgage how do I calculate what return the investors will get and what return I should be receiving, as I found the deal and would carry the note. I want to give as much transparency to the potential investors on who is getting what and how to calculate that the deal makes sense and is fair.

- Is there already a calculator out there that would account for these factors?

- Is there a proven methodology I can use to craft my pitch?

Nate, are you making them GP or LP on an existing LLC or creating a new legal entity for each source of private money?

Hi,

I need some advice on how to use other people’s money without creating a tax liability.

Situation is; I have a family member who is willing to lend me money toward a deal. What is the best way to receive and use that money without it creating a tax issue for me or them?

- are there certain forms to use

- should I somehow leverage my llc for the transaction?

I am based in NY state of that helps.

Any advice welcome, thanks.
