I recently went to a local REIA here in SC and Lima One was the guest presenter. Apparently they've experienced a lot of growth and tout themselves as the largest volume (or one of the) largest Hard Money lenders in the country. Most all of the reviews I read here on BP seem to convey bad experiences, although most of them are 2-3 years old.

Anybody used their Fix & Flip program in last 12 months and have a good experience? I’m mainly interested in them bc they are headquartered locally for me and I like that local accountability if I need it...

Post: 1st Live in "flip" - common access road

Hi All, 

I'm looking at a property to do a live-in flip on; I'll likely be using a FNMA Home Style Renovation loan to accomplish this w/ a likely live in time frame of 1-2 years...(sell after 2 or rent...remains to be seen)...

Scenario / Question: SFR, 4/2, 3.5 acres...the property "may" appraise as Rural (Surrounding area is a mix of heavy timber and farm land) v/s sub-urban and it's on a common-access road which is gravel off a paved secondary road. . My concern on the resell is this; there are 2 other homes off of the common access road, both of which are Double Wide's.

Should I consider those mobile homes a significant liability to overall future marketability?
