Hey Kurt, super exciting you want to start house hacking! Good question and a very common concern. I'll keep it simple - you can't time the market and nobody can. It's a fool's errand and just an energy sink. The best thing you can do is "start the clock" on your investment journey. Get in the game so you can start gaining experience and building the wealth generators of real estate. No benefits happen while waiting on the sideline. Other applicable cliche quotes that apply:

Time in the market beats timing the market

Don't wait to buy real estate, buy real estate and wait

Hey Andrew, great post and super exciting you want to house hack. Like most places, Sacarmento would be a great place to house hack. Even if you have the cash, I usually recommend using a low down payment to get started. Keep the rest for reserves and renovations and other investments! Definitely a great place to start is to connect with a local agent and lender. There are lots of them in this thread and forum. David Greene's team also works in Sacramento

Hey David, great question. There's no need to sell your current property in order to get a mortgage on another house hack. You can have multiple mortgages that you put 5% down on. This is the beauty of house hacking - you can do it every year :) hope this helps!

Hey Lisette, cool post. I like that you are living with your parents to keep your living expenses low. Others have made awesome posts. My input is to consider holding onto your marital house and renting it out. Then take the savings you've built up to buy a house hack nearby. The Riverside/Corona area is a great place to do this. My vote is to keep it simple and this is the most straightforward approach I can tell for this scenario. Good luck!

Hey Thaddeus, there are plenty of things to consider while house hacking. Like you mentioned, you want to make sure the cash flow is adequate especially when you move out. Other important considerations are location, the separation of the units, and the condition of the house. Find a house that works well for your situation since you'll be living there. I really like single family houses with separate basement apartments. Fixer uppers are okay but make sure you aren't getting in over your head with too big of a renovation. Hey Audra, great post. Super exciting you want to start house hacking in such a beautiful part of this earth. I'm biased because I think Wa has the most spectacular mountains but you can house hack in any of the places you mentioned. In general, I've had a lot of luck with looking at the suburbs of large cities. You'll find bigger houses with more room to rent out at lower price points. You can even live more rurally for (sometimes) a cheaper price and get lots more land and house. This allows you to be more with nature while still having the opportunity to generate income from your property. Lots of ways to be creative and tailor house hacking to your specific scenario because everyone is different! My name is Bradley Dosch

I was paying $800/month to live in some student housing in college

My first house hack was a single family house with a basement in Littleton, Colorado. I bought it for $366,000 in October 2019 with a 3% down conventional loan. I lived there for 13 months and put in about $60k worth of renovations over the time I lived there. There were four bedrooms total. My partner and I lived in the basement and rented out the main level. 

I was paid $50/month to live there.
