Quote from @Ronald Rohde:

Can you do modeling? There are plenty of people who would pay a flat rate for a model.

Can you let me know what modeling is in real estate? I'll take a look.

Hello all,

I have my first post out of the way and I'm definitely learning and trying to narrow down a strategy to go after my first investment. In the meantime, I am hoping to find new work and leave my current job so I thought it might be worth it to get into the real estate industry from a job perspective. I don't think I want to be selling like a real estate agent but I'm interested in other parts of the industry or investing area.

Anyone have any roles you'd recommend I look for? I don't have a degree in finance and that seems to be a requirement a lot. I'd definitely be open to getting a real estate license. Anyone have any suggestions of jobs I could find. Remote or work from home as an option would be amazing. Something local to Chicago would work too.

I appreciate any ideas I might not be thinking of!

@Joshua Janus Thanks for the reply. I definitely need to read up a bit more on the FHA loan requirements. That's a good tip for me. A house hack would definitely be a goal of mine. Especially living in Chicago, it would be nice to be able to get a 2-flat or 3-flat and be able to rent the other units out to help cover the costs. Those are some helpful considerations you listed. I'm taking notes!

@Justin Windham Thanks for that suggestion! That's something I'll have to keep in mind. I definitely think it will be helpful for me to be able to get connected with a few people to help grow my understanding. Thanks Justin!

@Jaron Walling Thanks for that encouragement. I've definitely enjoyed looking through the forums for info but I'm going to try and start being more active to keep learning and growing. Definitely will need to take the plunge at some point but I'm going to try and keep learning until I can be a little more confident.

Looking to figure out what option might be best to get started. Currently my wife and I are living in an apartment in Chicago with pretty affordable rent currently. I'd love to own a multifamily someday and live in a unit while renting out the rest. I'm not sure we can afford to house hack in Chicago. We do have some savings to get us started and I'd love to find some ways to generate cash flow and eventually get some more properties.

I'm open to suggestions. Anyone have any recommendations for how we should get started in real estate?

Hey everyone! I'm Brad and I live in Chicago and hoping to get started with real estate and a path to financial freedom.

Currently, I work a sales job I don't love with a long commute which is my motivation for trying to find a new path with investing and real estate. My wife gets to travel for a living and I'd love to have the freedom to join her while working from anywhere.

My first goal is getting to leave the 9-5 and see what happens from there. We do have some savings but not as much as I'd like, that's for sure.

I'm currently interested in a lot of different areas and probably need to figure out the best place to start. Multifamily, out of state, mobile home parks, storage.

Would love any advice to help me find my way and can't wait to meet you all.
