@Michael Sharp Hey Michael! Welcome to BP! I’m not the most advanced on this subject but I do know that bugger pockets does have tenant leases for every state for you to use if you are a pro member. Also, there is a free ebook on bigger pockets about self managing your own property and there is also one you can purchase by Brandon Turner called “The Book on Managing Rental Properties: A Proven System for Finding, Screening, and Managing Tenants with Fewer Headaches and Maximum Profits”.

Another option is a website called cozy.com. It is free for landlords and you can screen tenants, have them apply, have them pay rent, etc. on this website. I am also in Logan but I’m just starting out. I’m a college student at USU but I’d love to help you out however I can. Hope this information helped a little! Also, thank you for your service!

Thanks for the advice everyone! Next step I see is to get more local advice since it seems like this is a market dependent subject.

Hey BP!

I'm curious, what are some ways that you or someone you know has renovated their units to force appreciation? How much did it cost? How much value did it add?

Looking to increase my knowledge on this subject!

Thanks!

Post: If you only had $500 to start your RE investing

@Season Price

I know Fundrise and other companies offer options to invest as low as $500 to get started in RE, however, I don't believe that's a good way to go if you ONLY had $500.

Like other people here, I would invest a little in your education by purchasing books and other materials to help you learn. LinkedIn has a learning center that you can use for free when you sign up for a free month of LinkedIn premium. That learning center has free courses on RE investing and Excel sheets to get you started. Also BP and other websites have a lot of good information for free!

Second is network! Attend meetups and reach out to other investors. Ask for referrals of investors who may need extra help with their business and build relationships. Put in the hustle and someone will give you a chance!

Third, save that money until you have enough capital to back you if something goes south!

@Amy Kendall

Thanks Amy! I hadn't thought of a couple of those strategies and I appreciate the feedback.

Hi guys,

My name is Braden, I'm 23, and I'm new to REI. I recently discovered BP and have become obsessed with it! I used to think that you had to be a millionaire in order to invest in Real Estate, but now I know that even someone like me can do it. I'm a student at Utah State University and I'm really itching to get to work. I'm excited to start this journey and learn, learn, learn!

Over this past month I have listened to dozens of BPs Podcasts, read articles, attended all the webinars, watched countless videos, read ebooks, etc. I have extra time on my hands being a student and I want to put it to good use. I'm confident in my ability to work hard and learn things fast, in fact, I've been analyzing deals like crazy just to get some practice in! I want to get some deals/experience under my belt! Does anyone know how I can get started analyzing deals, working on projects, etc. for someone else,? (kinda like an intern or part-time assistant?) I've been looking around but can't seem to find anyone willing to let a newbie like me work on a few things for them, even for free or for a small percentage of the deals.

I'm currently on an internship in Manila, Philippines teaching small enterprise education to clients for a Microfinance office and I'll be coming back to Utah the first week of August. I start school at the end of August but I'm looking to get my feet wet, I just don't know who to ask or where to find these investors! I don't want to be that annoying newbie, but I've got passion and I want to prove it so I'm going out on a limb! What are some other ways you suggest I get working on deals? I don't have the income due to me being a college student, but I do have the work ethic and hunger to gain knowledge! Again, what do you suggest I do to get started? Or, how can I find someone who is willing to let me do some tasks for them? Thank you BP community!
