To get started, just my local area. I know places like the MLS or Zillow, but I guess my question was geared more towards "How to know I'm getting a good deal". I would imagine there are some websites, apps, etc. that are more hot than others.

Redfin.com is another real estate search engine.  A nice feature of it is that when you put the homes in "list view", the various columns are sortable.  One very convenient column is $/sf.  By sorting on this column, you actually are able to sort for what properties are the cheapest per square foot instantly.  It won't tell you their condition... but if are seeking value, I have found it to be a quick way to find the most affordable properties available in the area you are searching.  Most real estate is ultimately valued by $/sf.  Condition and location obviously figure into that as well... but looking for future appreciation, if you can by cheaper $/sf homes, by putting in whatever elbow grease a property needs to come up to market, hopefully you come out ahead.  

I have bought more than one home off of Craigslist.  Wholesalers like to list there because it is quick and easy.  Just make sure you buy through an established title company to protect yourself from any scams.

I've also bought properties off of 'snipe' signs posted as I drive around my community.
