When it comes to rehabbing, what are ways they save money? The reasoning behind this being you want to make a nice profit and sell a reputable home. Or, on the buyers side, you don't want to get screwed. I'm thinking along the terms of: using less thick countertops, using smaller trim in the bedrooms, not painting the garage, cheaper cabinets, less thick carpet, lower end vanity's, etc? I'm curious where people make/don't make cuts?

It is possible to buy a house in OKC, but have Edmond school districts. This way, you get lower property taxes and utilities, but have nicer schools. 

Not sure if this is as common in other areas, or if it has to do with OKC being one of the largest geographical cities in the nation.

Bethany, Edmond, Deer Creek, and Yukon are definitely the best school districts. 

OKC'S public schools are in dire need of help. That being said, many people live in the metro and go to charter or private schools. 

Also something to note (may seem rudimentary), Bethany's school district is not equivalent to the size of it's city. You can find the map on their website, but it is a very tight area. It's very competitive, if not impossible, to try and transfer in. 

Last note, Deer Creek has seen a large increase in property taxes over the years.

What is the minimum amount of cash flow (after expenses) you look for when purchasing a house and how accurate has the 50% rule been for you? Also, what did your very first rental property flow, and would you buy it again? I'm based in the Midwest and curious about C+ properties or higher.

So I was looking through some old threads and found this; which I had completely forgot about. I figured it would be nice to give an update.

We paid off all our credit card debt and increased our savings to to half our goal! I actually think we will beat our goal by October, hopefully.

Thanks for the responses, lots of good advice! I will have to swing by and attend one before the month is over. 

One more question, I saw in other states it's illegal to contact current occupants in the house. Is this true in OK, or are you good to go?

I've spent the past couple hours looking for forum posts related to foreclosures and I haven't found much.

I would like to hear from people who have purchased foreclosed homes in the OKC area, or at least Oklahoma. This could be advice, examples of deals, pricing, etc. 

I just started looking at sheriffs sales and foreclosure websites. So far I know you need cash, check for back taxes, if it's occupied, and at least drive by the house. 

What am I missing?
