Being in law enforcement I want to share something with you. Do you know where we go when we want to find turds, drugs, or stolen cars? We go to cheap motels/hotels! Now just think about the lowest of the low living in the property you own, paying just $45 a night. IT IS NOT WORTH IT. If the hotel is by a highway/gas station/ bad area = increased problems.

It sucks that they snuck in more people then specifically stated. If on principle, you could let them go. However, if you could raise your rent by a MINIMUM of 25% and get them to double their deposit, you have a win. Hispanic communities have more people in a house, which can lead to more wear and tear. Who are the extra tenants? Are they 80 year old grandparents who can barley move or are they kids who break things? Concerning their citizenship: a loud noise ticket is a city charge and in 99.9% of cases the individual is not taken to jail. A no sdl arrest is more likely. Even then, you would just evict those left over and restart. I would look for a new property manager. You have to place more trust in them then your tenants. If they disregard contracts to get spaces filled, they are gonna hurt you in the end.

Thanks to everyone for your responses! It's good to see RE can work with your partner or it can be something only one of you does. My wife has been supportive of us getting into real estate, especially when she see's the spreadsheet. I dearly love her and know she can make a strong contribution to the RE game, especially in the design department (where I'm lacking). Whether real estate, marriage, or spiritual life, I hope for big gains in everyone's future!

It can definitely be hard. We are working through what it would like to invest in real estate and the different roles we would have. I don't know your exact situation, but I dont think making a major financial decision without approval from your significant other is a wise decision. It sounds like it could lead to a serious disagreement and complications in a marriage. I know on the podcasts someone mentioned, every time I buy a house I take my wife on vacation. Thats a unique solution.

How has marriage determined your investing strategy? For example, I wanted to use A FHA loan to buy a duplex. My wife was not fond of the idea of someone living in the same house as us. I am in LEO and work odd hours of the night. We also got our front door kicked in last year. Instead, we used FHA to purchase a primary house and will rent it out after a couple years, while saving for fix and flips. Has anyone had a similar experience? How have you incorporated your significant other into investing? Or, do you do your own thing as long as your making $$$?
BP seminars are during my work hours. Do they upload them to be viewed w/out watching them live?
Hello, I am in my low 20's and have been looking forward to getting in to real estate for a while. But personally, my wife and I are going to hold off until my student loans are paid for (18k). We will then wait another 2-3 years until she graduates w/her masters (another 30k). It seems healthier if we did it this way, clearing all debt before we turn to investing. Just in case one of us lost a job and there happen to be a vacancy, and other things that could go wrong.

That looks very good! Curious though, what do you use for spacers?
