@Stephen Lynch. Fear always points you in the direction you need to go. Identify some markets you want to invest in, figure out criteria for those markets. Then call brokers, pm, contractors and build a list of people so you can feel more comfortable.

@Holden Rexius not the case. You can make it happen although usually people like to see you have skin in the game. I live in CB and I have two in Gunnison and would love to partner on deals with people. Do you have any capital to bring to the table? How much capital is needed? Is there value add play? I really only want to do multifamily but if you have a deal in gunni and think tbe numbers make sense would love to review the deal with you and figure out how to make it work.. shoot me a message with more details.

Otherwise upwork and fiverr are great, I use them as well, but can take a few different people to find one that works. I like to only use people witg 100% satisfaction rating, that have completed jobs.

Invest early if you can, max our Roth IRA- becomes tax free money later in life

Buy real estate as soon as possible. I bought house at 23 and then refinanced later to pull out equity

The key with budgeting is to live below your means! Avoid comparing to others.

Read the millionaire next door and rich dad poor dad if you haven’t already. I’m a big fan of thinking big and writing down your goals.. I’d say follow Grant Cardone instead of dave Ramsey.
