My biggest concern (and this is coming from the husband of a large loss attorney) is the criminal aspect! If the boyfriend gets into it with another tenant and it comes back that he has a history of violence then that could come back on you as you didn't do the proper back ground check that I am sure is required for your other tenants.

Ok so here is the deal. I really really want to get started in real estate investing. I don't know exactly what I want to do yet but I am thinking buy and hold. I learn best by doing and hands on but honestly I am not quit there yet. About me, I work as an inspector for a large Pest/termite control company here in charlotte. This gives me access to a lot of properties before the seller has even talked to a real estate agent (wanting an inspection so they are not surprised when they go to sell). If I know what you are looking for I can find you a deal. I don't want any cut of the deal I just want to shadow as you work it from start to finish. If any one is interested in a really cool shadow let me know. Did I mention I am delightful to hang out with also. Thanks for all the information you guys give out for free I love it

Just listened to the close on a deal in 90 days podcast. I am going to try to close my First deal in 90 days. I used the bigger pockets calculator last night and mocked up a solid deal. I'm sure I had most of the numbers wrong but I'm looking forward to putting in an hour every day to make it happen

Hey guys, my wife and I really want to get into real estate investing. There is one major concern that is holding us back. My wife had a really good job and because she handles large amounts of money if we hit financial struggles or got in bad credit shape it could lead to her termination. I would just like to get some opinion on this. Is single family or flip the less risky area to start off in
