I'm working with a small lending company that does not have one, but they run out of money quickly.

I'm looking for some lenders that do not have a "due on sale" clause. In other words, lenders that will lend money on a property then allow me to sell the property as an owner finance.

Hello, I'm looking to flip my first house and am hoping to use a home equity loan to fund the repairs. What is the quickest and best route to go to get a home equity loan? Are there smaller companies that will lend without all the hassle of a bigger bank?
