@Desmon Simon you're not alone on this. All of the information out there can make it seem overwhelming to get started. I'd recommend reaching out to sellers. Getting and maintaining a pipeline of deals is the biggest roadblock for most wholesalers. There are plenty of free resources to start building your knowledge on the wholesale process if you are not too familiar with that as of yet.

@Skylar Martinez the best recommendation I have is to take action. I know there is a lot of information on how to wholesale real estate out there and that it can be overwhelming to figure out where to start. At it's basis, wholesaling is connecting with sellers. So the best action to take is to get in touch with those sellers by whichever strategy you are most comfortable with, i.e. cold calling, direct mail, text blasting, bandit signs, pay per click, etc. 

In our current market, if you find a deal you'll have no issue finding a buyer.

@Colton Howell looking for SFHs, primarily 3/2s. Have you noticed a big delta between  list time for turnkey 3/2s and 3/1s?

Hi All, long time reader first time poster here.

I'm looking at Kansas City, MO as a target market for out of state investing; primarily leveraging BRRR. I'm researching the Historic NorthEast (64123/64124) and Midtown areas (64109/64110) currently and was curious if there are specific locations in those areas to avoid, or other recommended areas. Being out of state I may have missed some details and would love to hear any insight from local investors. Appreciate the help in advance!
