As an architect, another house hack that rarely gets discussed is taking a larger home and subdividing it into 2 or more separate units. While you need to check with your local building and/or permitting agency (which isn't as scary as it sounds) as to the feasibility of doing this on a particular property, it may make sense in an area where the density has increased or where the demand has shifted to smaller units with good locations like DC.  Just some food for thought.

Thanks @Michael Beeman! I too have a full time gig and this is the side hustle and I'm long in getting back to the post, well because we just closed on 4 properties last week, which was awesome! It's become pretty apparent that even though we thought we had our basic systems figured out that we have a LONG ways to go in continuing to build those out. Particularly now as we start renovations and then move on to leasing and permanent financing. Do you use checklists and if so how detailed do you find them being to get a good return on your time to create them? Thanks again!!

Our investment holdings continue to grow at a great click. But am now closing 4 maybe 5 properties in 7-10 days, asking for advice on what to look out for when purchasing this many? Anyone have good system building advice or lessons learned? We are pretty analog right now.
