I will begin managing an apartment for my father as of Jan 1, 2016.  His current tenant is a friend of my family and he is always late on the rent and since my dad is a nice guy he always allowed it.  I have control of the property now and I want him out.

He is on a month to month lease and I want to terminate the lease so I can update the apartment.

My question is am I legally obligated to terminate for that reason?

I have been working in real estate for about 2 years now and I just got the opportunity to purchase a multi family home zoned for 3 apartments.  So I took the risk and now have the property under contract.  I most likely will live in one of the apartments myself.

There is a 2 bedroom and two 1 bedroom apartments in the building.  There is a tenant in the 2 bedroom apartment currently and he is staying.  I am just seeking advice on things such as occupying the vacant units, dealing with tenants properly, and any other advice you will be willing to provide.

I have recently been looking at a property for sale where I live and it has me quite confused.  It is a 4 bedroom 3 bath single family home converted into 3 apartments.  There is a 2 bedroom and two 1 bedrooms.  It is only zoned for 2 apartments.  My plan is to move into the extra apartment as a primary residence and rent the other two rooms.

The house was converted sometime after 2006 and the owner converted the apartments by himself and I am not quit sure that they are legal apartments, although all 3 are separately metered.  Is there a way to rezone a property that you do not own but have a contract to purchase? Maybe some sort of contingency?
