Its not a park, the land under the mobile is owned by the seller. I do have the $2k but would rather assign the contract and be done, im in no position to be a landlord right know.

OK, this is my first deal so im a little lost. The owner has agreed to sell the property "subject to" the existing loan ($19k) for $2k. Its a mobile that comps out around 34k and will rent for $600. I would like to wholesale this deal to another investor but im not sure what my best course of action is? Im meeting with her later today to sign the contract which leads me to another question, other than putting (Buyer is purchasing the property "subject to" the existing lien(s) or loan(s) of the approximate amount of $19k) is their any other additional terms that i should put in the contract ?

Thank you all very much, great advice. And thanks for the percentages Michael. Im just starting out and In my area theirs a lot of landlord investors so i have been targeting rentals. As for not using a Realtor for this, no good reason other than im just trying to find as many resources as possible and learn as much as i can.

I'm looking for a way to find percentages of cash transactions in the last 3-6 months by zip code without using a Realtor. My thought is if i can find the zip in my area with the highest amount of cash transactions that will be my target market for wholesaling. I've heard several other investors use this method but cant find the info online. Any suggestion would be very appreciated.
