@Jerry Padilla @Paul Timmins Thank you both for the kind welcome and advice.  

Paul, I especially appreciate your tips about the HUD route for an owner-occupied multi and possibly looking to rent to students. With students, are the higher rents offset by higher turnover? Also, do you recommend only allowing 12 month leases for students, or are you willing to shorten the lease term and bump up the rent to cater to the academic calendar? I will likely be investing in a university town, so these are questions I am weighing.

@Christopher Hunter @Lauren Apicella  Thanks!  Long term, my wife and I would like to focus on buy and hold investing and flipping.  For our first investment, we are looking to purchase a multi-unit property where we can live in one unit and rent out the rest.  

What do you think will be your niche?

Hey, I know this thread has been dead for a while, but I was wondering how your search for a club turned out.  Did you attend any clubs?  Was it helpful?  Have you gotten started investing?

I'm a new investor in Chicago, and I'd definitely be interested in connecting with some experienced investors who know the ropes.
