That is a tough situation, and perfectly illustrates the risk of hardmoney. If you don't get in and out quick it will eat you alive.

As for financing I would look for private money (hit up your network) and start calling portfolio lenders, see if you can find anyone who wants to play ball. However you will have a higher interest rate and at that price point in this area I would be concerned about the rents supporting it. You could be trading a short term problem for a long term one.

It hurts, but sometimes the best option is to just unload the property and move on. Drop the price and get it sold, even if that means bringing cash to the table.

Most common would be to assign the contract. Some wholesalers will write offer in the name of an LLC and then sell LLC with its contractual rights and obligations. But that requires a bit more trust between parties. Assignment is generally simplest and best.

Double close is relatively uncommon in Washington. Costs make it uneconomical.  I'd suggest using other methods unless you have some compelling reason to do so.

It can actually get a little complicated in Washington depending on which act the structure falls under and what the procedural history is.

Most commonly though the HOA's CC&Rs include a clause subordinating HOA liens to a lender's mortgage.

You've posted a number of convoluted pitches like this. Honestly if you want to sell your best bet is to get the property listed on the MLS and get it the maximum exposure you can.

This is going back a ways so my recollection may be wrong.

A litigation guarantee is issued with respect to some legal action (a quiet title or foreclosure for example) and is geared towards identifying parties to the action and protecting you from future claims of omitted parties. It is different from a purchase title policy or TSG which are for title recorded items and exceptions.
