Are there any go to sources for finding opportunities to purchase quality notes in my local area? I’ve looked at some of the online listing sites and I am lucky to have one or two in my state (I live in Portland, OR). I like the idea of investing in notes, but are these deals difficult to find, or is there an active market place for these if you know where to look?

Anyone experienced in investing in Dollar General NNN leases? There seems to be an endless number of these listed with attractive cap rates. The business seems to be doing well so wondering why it seems like people are trying to get rid of them? Is the company de-investing in RE by sale/leaseback or are these coming from private investors? Curious if anyone has experience with these.

Thanks for the responses, I appreciate the input.

A little more info on my situation:
I have been working as a commercial RE appraiser for over four years so I have a pretty good working knowledge of real estate but I am just beginning to reach the point in my life when I have the ability to begin investing.

My personal leaning is towards multi-family property, it seems the most stable. I live in Portland, OR, the market is generally stable but cap rates are still too low and small plexes/single family rentals do not cash flow. I have looked at national listings, cap rates look great, but it is hard to know much about a investment in a market I am not familiar with. Any tips on investing out of area successfully?

I am interested in notes, where do you find these and how can you buy at a discount?
