Hey Jason, I agree with your thoughts on the economy. Highly recommend checking out this book. It's a little repetitive, but their message is strong. If you like it there's a follow up called Aftershock Investor. Let me know what you think if you check it out.

Thanks for the warm reception from past, present and non Chicagoans! Thanks for the profile advice. Thought I had done so but I'll read other ones to learn what's the norm and update accordingly.

Agreed about the baby! First one and she just turned 7 months. She's the best. Also agree about Chi tenant laws. A couple of buddies are tenant lawyers and even they are amused/disgusted by the one-sided laws. Course "we" keep electing the same mutts.

@Aly W. Quickpay displays all money sent and received, but there's no monitoring of the tenants. I'm not aware that you can auto include a late fee either. That would have to either be specifically included by tenant, or requested by landlord.

If you're both Chase customers it only takes a 24-48 hours. If they bank elsewhere it can take a little longer but I have not really paid attention to how long it takes. As long as the payment is in transit, we're happy. It hasn't been an exorbitant amount of time, but more than 3 days.

Joe- I've been running the gamut for several years, but mostly flipping and wholesaling. Have a few rentals but don't really enjoy being a landlord. Prefer to get in and get out quickly.

Ryan- Same thoughts on the BP Chicagoans! Have definitely liked reading the forums related to local posters. I live in Bucktown but most investments are in north and western burbs. Beautiful day today, huh?!

Been lurking in the forums for a while but decided to join the fun. Have definitely enjoyed reading about different member's personal experiences, and the strategies they employ. Also, I have really liked listening to the podcasts and have picked something up from each one.

We use Chase's free Quickpay service, a double blind system. Open a Chase checking acct and register for the service. Tenant's accts do not have to be at Chase but funds transfers faster if they are there. Tenant will have to register for the service, and also register their external acct if they do not bank at Chase. They can manually send in the payment each month, or set up an auto-pay. Landlord can also send payment requests. All the tenant needs is your email address for payment. Sometimes we'll do a $20 test run with a new tenant to confirm they set it up correctly. Did I mention it was free??
