For the past 8 years I have used Infusionsoft to handle all my CRM, email marketing, backend for my websites, shopping carts, etc. I am downsizing and am no longer needing all the robust marketing and data management that this program does. Because I bought into it so long ago, it already has built into it over 300 applications and templates and is unlimited on everything as far as how much you can do.

If you are looking to automate and scale up your marketing, this account would cost $1500 as a start up fee and $750/mo. Infusionsoft has offered to let me sell it for $500 and a $99/mo. fee. Looking for rehabbers and wholesalers in the Fredericksburg, VA area. Am considering moving there and am looking for insider information regarding the economic outlook and real estate.

I have a portfolio of small multi-family properties (2's, 3's, and a 6). I have been managing them within my office which was going pretty well, but I just lost my office manager. So now I am looking to either hire someone part-time or totally outsource it. Any suggestions considering these properties are not necessarily where I live?

I would agree that $175,000 is a really high number for a rehab. You could do a gut reno and condo conversion on a multi for that. But look at the ARV and the list price - only $100,000 difference. That doesn't leave much room for the rehab costs unless you are going to improve the property in some way to increase the ARV.

I would agree with @Shaun Reilly that you should run some rough numbers, leave yourself a back door, and then respond to them if they counter. Remember, that contractors can offer less for a property because they might just need to keep their crews busy. Also, I always say, "I can't compete with stupid!" and there are a LOT of stupid buyers in this market paying WAY too much for properties.

I also am in your market and do flips. Another option would be to partner with someone who can get the bank financing. When I first started, I could pay cash for the property and couldn't get a loan. (Go figure). Now I can get bank financing for my flips at today's low rates. Part of what the banks are looking for is your liquidity (how much do you actually have in the bank) and another part is your experience. Partnering with someone for your first one could help you gain the experience that you could then use on your 2nd one. It would decrease your earnings, but would allow you to get started with less risk.

Just be careful to know the ins and out of buying rental properties in the District. Tenants have an unbelievable amount of rights in DC proper. If you want to get them out, good luck. And there will also be rent control as well.

Keep checking Craigslist. They are hard to come by and you have to jump on them when they show up. Much better value than putting in new machines. The good old ones last forever.

I'm looking for good connections in the greater Houston area. I am interested in purchasing anywhere from a 20 - 100 unit apartment complex. I would prefer something with a value add component. Does not have to be stabilized if the value is there. Off market is great, but I am willing to deal with good brokers as well.

I might be an interested buyer should you find something in the DC area. I'm not afraid of a bigger rehab either.
