Nathan Sundberg thanks for sharing. My mother in law recently sold her house on Bells Ct in frisco. It's a nice area. How did you find this deal? I am on the market for a second property.

I don't know the rules for FHA loans for multi family, but if you can swing an FHA loan and pay that 3.5% down, that is a win. We got an FHA loan on our house which was 170k, and only had to pay the 3.5. That allowed us to put more money down toward principal to have a lower monthly payment. Wish we hadn't done that, but so be it. If you can manage to find a fourplex for sale at a price you can afford, let me know! I'll keep an eye out and let you know if I see anything. First place I would look is near TCU/Arlington Heights area.

Hi Glenn, I think it's really a matter of preference. If you think you and your wife would be willing to share a duplex with tenants, that's an easier way to get into REI. Then you could buy another and do the same thing.

Justin, I'm in Fort Worth as well. Let's meet some time. I have a house now that I live in, my plan is to rent this one out and buy another on the next month or two. If I were single, I would buy a duplex and rent out the other half. There are tons of duplexes in FW.

There's no right answer to that in my opinion. Getting licensed is a lot of work, but worth it if you are a good salesperson and are willing to hustle. If you're just wanting to do a few flips here and there then it's not really necessary.

This is a thread I needed to read. So, if I find a deal directly from the seller, the next step is to put it under contract and find a title company that can double close? And then market the contract?
