Does anyone have a recent state of SRO (single room, "rooming house") regulations in Minneapolis, MN? I'm interested in the possibilities for SRO to fill some of the affordable housing gap we're facing in the city. I'd be interested in hearing about other's experiences and challenges with this model.

One of the last times I heard about this was from this article, and I'm not sure if MPLS 2040 has any provisions related to SRO.

Who is positioning their investments in the ESG (environmental, social, governance) space? What have been some of the top concerns of your investors? What challenges have you encountered?

I'm interested in bringing together investors for MF purchases that would be renovated and/or managed in line with community impact criteria. It would be great to hear from anyone who is working in that space, or considering doing so.

Minneapolis, MN recently passed Minneapolis 2040 - a plan to upzone many of the existing SFH neighborhoods to allow triplexes and further density along transit corridors. Minneapolis / twin cities investors, how is this news affecting your plans for investment in the twin cities metro?

Post: Shared laundry but without "common area" meter

I recently purchased a duplex with separate electric + gas metering for each unit. I'd like to add shared laundry in the basement, but don't have a third "common" meter for either of those utilities, so I'd have to hook up gas + electric from one of the two units to accomplish this.

Since the gas and electric are separately metered for each unit, I'd prefer for tenants to pay for those utilities directly and this is common for my area, but have concerns that one unit would pay extra in utility cost for the shared laundry while the other unit got it for "free."

Do you have suggestions on how to handle this? I might consider a specific credit or just adjust the rent for that unit accordingly and inform the future tenant that their utility bills would also reflect the laundry. Both units are currently vacant, so I have flexibility to include this in new leases however I need to.

@Jordan Moorhead that's an interesting solution. I'm curious what the pricing model is like for smaller rentals since they need to deploy a cell router at the property. Have you tried using it?

I've seen two leases that are supposed to be popular for MN - the MN Bar Assoc. standard lease and the MN MHA lease. Does anyone have a recommendation between these options for Minnesota and specifically Minneapolis, or do you prefer to use a different lease? Thanks for any advice!

Can anyone recommend a general contractor in the Minneapolis St. Paul metro area for a rental rehab? Looking for a project involving non-structural demo, bedroom additions, and cosmetic work including paint, trim, and fixtures. Thanks!

@Bruce Harding welcome to BP and best of luck with your goals! I'm in a similar position looking for small multifamily in the twin cities metro. Other folks have recommended the REI twin cities groups on meetup.com, as well as the apartments investing group hosted by MNREIA to learn more.
