Post: Anyone still owner financing for buyers that want to occupy?

I am just curious to see if anyone is still taking notes on properties when a tenant buyer wants to move in. Or lease option, land contract etc. If so what steps are you taking with the Dodd Frank law coming into effect.

OK about me. I'm 35 and I have a fantastic very well paying job As a regional manager for a great company that it would be very difficult to leave, but leaving is my goal! Not anytime soon, but years down the road I want to be doing well enough in real estate to not have to work. For someone else I mean. I'll work until I die in some fashion but I want to show my children that going to school, graduating college and getting into huge debt to buy your house and work for someone else isn't the way! I love my life right now. I'm not like some of the people I talk to that had to change their life. I will always be comfortable if I stay at my job forever. But I don't want comfortable. I am one of those guys that came out of college thinking the stock market and financial planning was where it was at. Until I found out all of my securities licenses were useless unless I could either sell enough life insurance or conduct enough stock transactions to make a living. Not how I pictured it.

So, I have decided real estate is for me. I have bought and sold a whopping 2 houses with owner occupant FHA loans. I now have my 3rd, also an FHA loan on a sfh in Bend, Oregon, but I no longer live in it and I am renting it out as my job promotion has taken me to Eugene, Oregon. I see the buy and hold works great for income as i get that rent check every month!

I am looking at wholesaling and flipping, as well as just buying myself a primary residence in the area as I'm burning money on rent right now. Eventually I do want to own properties for passive income. I have done a ton of research as I am a bit of an over preparer and not the jump in and learn on the fly type but the reality is that I have been focusing on educating myself for only about 3 months actively.

I am eager to network and get to know people and pick their brain because even though I won't use everyone's strategy I am an information hog and always looking to learn more. I appreciate the folks that have already messaged me as well as the ones that have agreed to allow me to buy them coffee or lunch. If there is anyone in my area looking for a free set of hands to help with anything and all I ask in return is knowledge, I'm the guy!

Bend is definitely back on the rise. I bought a sfh 18 months ago for 101 and current comps show i should be able to sell for around 153. my real estate agent wants me to list, needless to say.
