Hello all,

My name is Brendan Hornung and I am a potential investor living near Los Angeles, in the city of Corona, California! I am a retired professional baseball player and now do sales for a large logistics company. I have no property, a decent amount of savings, and I am looking to purchase my first within the next 3 months. I would like to buy a SFR or MFH that would give me some cash flow. I am most interested in fix-and-flip and buy-and-hold rentals. House-hacking in CA seems like a good idea but I am also able to buy an investment property around the 200K range. Hello all,

I am a potential investor living near Los Angeles, CA! I have no property, a decent amount of savings, and I am looking to purchase my first within the next 3 months. I would like to buy a SFR or MFH that would give me some cash flow. I have thought about house-hacking in CA but I am also able to buy an investment property around the 200K range. I would hate to buy a property in CA and have it be a disaster with my tenants due to them not having to pay rents in CA because of COVID. My question to you, what states are great for cheaper homes with good cash flow, and which of those states are more friendly towards the owner rather than the renter?

@Zachary Beach  I have heard a lot of good things about Big Bear. How is the cash flow in the non-winter months? Also, would this be a good place for a first-time buyer/investor such as myself?

@Anita Effendi That's awesome! Great news, how does the market look currently in Corona? do you think now would be a good time to flip? I have been looking at homes north of Ontario and south of 6th street, I feel there may be some opportunity there.

@Anita Effendi How has the deal gone since? I live in Corona and would love to have my first buy in the next 90 days. Whether I want to flip and hold or flip and sell I have not decided yet.

@Salvatore Lentini Thank you for creating this thread, this is my first post! I think what's holding me back from starting my real estate career is taking action. Currently, I have about 40K saved up, live at home (don't pay rent), have zero debt, and make a good amount of money. I live in Corona, CA but need to move to Los Angeles for work. To get started, I'm thinking I should buy a triplex or fourplex, and house-hack it so I can get a decent property with 3% down. If I were to house-hack, I would need something relatively close to LA since that's where my work would be, but a decent property may be tough to find.  I would love to buy a triplex or fourplex to rent out completely, but I do not think I would have the 20% down required to find a decent property in LA or the outskirts without going to D class property. 


Also, I have a friend who is an agent, do you recommend I contact her to find properties for me? Would there be any fees I would owe?
