I am a business/commercial lender with small regional bank and finance deals just like this. There are options to finance this with as little as 10% down. I would look at your business as an owner occupied unit and the additional rental income towards the cash flow. Where are you located? I'm a commercial lender and can go up to 75% LTV and 25 Yr Amo. Yes the 5 year rate is favorable (3.30-3.85, as of today), but I've seen a little more interest in the 10 Yr rate lately, which is around 4.25- 4.50, as of today. Let me know if you want to chat, I'm based out of Boston.

Interior/exterior paint, minor updates, new carpet. I was able to make slight increases in rents within first 2 months.
