Hi Noe,
I am a business/commercial lender with small regional bank and finance deals just like this. There are options to finance this with as little as 10% down. I would look at your business as an owner occupied unit and the additional rental income towards the cash flow. Where are you located? Hi @Zac Ballin,

I'm a commercial lender and can go up to 75% LTV and 25 Yr Amo. Yes the 5 year rate is favorable (3.30-3.85, as of today), but I've seen a little more interest in the 10 Yr rate lately, which is around 4.25- 4.50, as of today. Let me know if you want to chat, I'm based out of Boston.

Small multi-family (2-4 units) buy & hold investment in Lowell.

Purchase price: $560,000
Cash invested: $55,000

4- family residential

What made you interested in investing in this type of deal?

Building portfolio and this deal cash-flowed pretty well from the start.

How did you find this deal and how did you negotiate it?

MLS

How did you finance this deal?

Credit union

How did you add value to the deal?

Interior/exterior paint, minor updates, new carpet. I was able to make slight increases in rents within first 2 months.

Lessons learned? Challenges?

When you find a deal that has acceptable cash flow from the start, move fast!
