Happy 4th everyone!

One can "borrow" money from your Self-Directed IRA and use that money in any way you please.

However, every cent of the money must be returned to the IRA within 60 days.

I've done this as a bridge to acquiring more properties. One must be careful and not be late returning the money or a taxable event will occur.

I do the same as Che.  ( You can always (which I do) use a "wash" account for the sole purpose of accepting payments, and then you distribute the money back to yourself.)

One could always close the account and demand rent in cash. That way there is no way to make a partial payment.

I think you should have the Open House and expose the property to as many people as possible. If you receive no more offers after the open house, than negotiate with your first offer buyer.

Also, depending on the age of the home, deleading is something to think about.

I think you should move on from this one. The only way I'd attemp to proceed would be if I could solve the sellers problem,if he has one. 

Sounds like this is a personal issue with the family. Perhaps let him out of the contract but have a first right of refusal at or below the same price, if it comes back to the market.

Check state laws regarding same. In Massachusetts pet fees are not allowed.
