XM911E3: If you are so stuck on not working, I suggest you find deals, and then find investors with money to sell them to in exchange for a cut of the profit. For example if you found a property needing only $5k in repairs and cost $50k with a 50% ROI (on 25% down including the $5k) I am sure you could find someone willing to pay you a cut, they would own it and pay you say 5% of the profits or something. You'll learn along the way but since you aren't providing any capital you won't get as much of the reward (but still something).
