Hi!

I'm a buy and hold investor in Massachusetts and am looking for a recommendation for a lawyer that's knowledgeable on structuring equity partnerships and debt investments in MA.  I've done 3 deals and own a total of 11 doors with my own money and now want to start utilizing investor capital.  I've done a fair amount of background reading on the topic, but am looking for a lawyer with experience structuring real estate equity/debt deals to help me draft operating agreements and promissory notes as well as provide some guidance on my Private Capital strategy.

Post: Gifting Down Payment for Investment Property

Hi All,

My friend is purchasing an investment property and needs 40K for the down payment.  He is currently cash poor until one of his other properties sells (it's currently on the market).  I planned to gift him the down payment for 3-months in exchange for a fee so that he can move on a hot property.  I had a lawyer friend draft up a contract with terms for us which we both signed.  We thought we were all good until his Mortgage Broker told him that gift money can't be used for down payment on an investment property.

First off, is his Mortgage Broker correct?  

Assuming he is correct, is there a way to structure the "gift" as more of a private money loan so that this transaction will work?

Hi All!

I'm looking for a knowledgeable real estate agent in the Worcester area to help me with the purchase of a triplex.  I bought my first property, a duplex in the Boston area, last December and am looking to expand and purchase an investment property in Worcester before the end of the year.

Ideally I'd like to find an agent that's an investor themselves and can help me make connections in the Worcester area.

Hi Everyone, my name is Patrick and I'm new to BP.  I just purchased my first home, a duplex in the Boston area, back in December.  With tax season upon us, I was looking for recommendations for a good accountant specializing in real estate tax in the Boston area.
