@Dan Smith You raise a great point. I would love to use Home Depot or Lowes, however my counter top configuration is a bit more custom in nature and I need an accurate installation.

Thank you so much for the insights Rick! I am going to do some research rather than walking in blind with respect to the repairs.

Surprised to hear that stainless steel is going out of style. This is going to be a mid range eventual rental so I am not afraid to spend the dollars to get it in good shape.

I am under contract on a Condo in RI and need some advice. 

This is a small 1 Bedroom place that has been run down due to the same tenant living in the property and the owner not doing maintenance.

I am planning on re-doing the kitchen, putting in new flooring, windows/doors.

I have a few questions regarding the work:

- Where is a cost effective place to buy materials in New England? I have a good contractor however he working on labor only. I'll buy the materials.

- Stainless steel appliances/granite countertops/hardwood flooring: Are they worth the investment?

Definitely excited to pursue this deal. Will upload transformation photos once I am done.

You have the exactly the right idea. This deal is a longer term play for me. I plan on holding onto it for the 15 year term. Quickly pay off the mortgage and watch my cash flow skyrocket. Also, unlike many speculators, I am building equity by paying off the mortgage loan + making value add improvements to the property.
