Hi Boris, what is your current assessment of the San Diego housing market? Do you know anyone actively flipping in this market and have they given you feedback about current market conditions?

Hi Tim, I don't have an asseement yet. I don't know anyone yet. I'm at the begining of the begining. Do you know anyone that flipps houses there and can give feedback?

Sure, I’ve been flipping and wholesaling here since 2010. I would say right now is about the worst possible time to be flipping. Especially if you bought over the summer.

it’s a great time to prepare and study, but this market appears to be in the early stages of some massive shifts. Flipping in a declining market as even an experienced investor is dangerous.

this summer many new investors were taken advantage of by more experienced wholesalers and agents who were willing to unload deals and get paid. Tread carefully.

 Thank you Tim,

As an experianced investor in this market, do you have a gut feeling on what is the opportunaty currently in this dangerous market? Maybe buying cheap from distressed sellers and turning to airbnb for cashflow until the trend goes back up again?

Or maybe someting else?

I will definetly study the market rigourusly now but maybe you have a guess on what type of deals to focus or to prepare for

Obviously, part of the equation will be the price that an investor is able to purchase the property at and when they did so. I am coming across flips in my day-to-day review of the market where it's obvious the investor will be taking a loss, due to them buying near our local peak prices and finishing up the project afterwards

 Thanks Maya,

I know the generaly the market in San diego began to go down in prices, my plan to make the research and the connections and buy in  a couple of months in discounted prices.

Can you connect me with anyone that is flipping houses? or maybe we can have a talk and try to collaborate? what I bring to the table is the financial resources. What I currently do is raise funds for projects.

What do you say?

Thank you so much Scott for your detailed reply! I realy appriciate you took the time for this so thank you!

Do you think it's best for me to research all San diego to choose a particular aria? do you have maybe a rocommandation on areas in which it would be easier for me to find profitable deals to get my foot in the door in the market? and where should I not go in this early stage?

Hi, I want to start flipping houses in San Diego and make at least 150k usd profit per flip.

Would love to connect with people who currently do this to understand best place to start learning about the market and how to go about this.

I have done small flips in a different state(indiana) before.

I will appriciate any leads on this would help me get started with this.

Thank you
