Thank you both!  I have responded, outlining all of the lease violations, being careful to note, she has until eod tomorrow for two previous issues, and eod Wednesday for new issues.    In the meantime, I am getting a 3 day notice to perform ready to post on site, and mail Thursday if no progress has been made.  After reading through my lease multiple times, I do not have a pet policy in place, because it wasn't needed.  OOPS!  

She is however in violation with the Rv, with her guests, and her vehicles.  The guests will have been on site for 10 straight days, as of tomorrow. (lease says no more than 10 days in each quarter.) And, we have a clause about inoperable and unlicensed vehicles - come to find out all 3 of her vehicles on the property have expired tags.  1 Broken down vehicle - needs to be removed or repaired.

she is currently using 4 parking spots, when she is only issued 2. (her car, broken down car, guest, and RV) Another breach.

If this does not fix the problem, I will offer a penalty free option for her to leave, and worst case, then I will hire a professional to go about the eviction.

I know BP talks about offering to pay to move them - is this something I bring up before I start an eviction process?

We are extremely unhappy at this point and would like to get her out ASAP if possible, but would like to make it seem like it is her idea to leave. 

I've heard not to have vehicles towed until they have vacated the premises, because of issues in California.  Any input on this?

Hi,  We currently have a renter who just signed a new lease for a year (Nov. 30th). She has been with us for the last year and a half with no issues. in California.

The property has a home, and two apartments.  We use the home for personal vacations, and rent out the apartments.  

To try and sum this last week up.

My partner/landlord arrived on Wednesday, and she was not in parked in the designated areas.  She then brought an RV on site Thursday, and parked it in another unacceptable spot.  ( I had previously said, she could have the RV on site for a few days)

Texts were sent for her to move the vehicles.  No responses.  He noticed some of her guests, and asked if she was around, they said yes, and sent her out.

She said she hadn't checked her phone in days, and began to back talk a bit, when she was told that the vehicles were incorrectly parked.  

three days, vehicles have not moved.  

I am not on site, so I sent a text, and email reminding her that a dumpster is coming on Monday.  My partner goes and knocks on the door to remind her as well.  She again states she didn't know she couldn't park there.... same conversation again.

Vehicles get moved, but now the RV is blocking our access road.  She responds to my text (two days later) we agree there has been some bad communication, and she mentions she thinks my partner was hostile towards her when asking her to move the vehicles.  I apologize, and she asks for all communication in writing going forward.

Construction begins on the roof. guys are working Monday - Friday 8am-3pm. 

I sent an email the next day (Tuesday), asking intentions for the rv, and stating exactly where all vehicles were to be parked.  no response.

I find out there are also dogs in the home, that I was unaware of.

I send another email, along with a text, two days later - Thursday, giving her until Monday to remove the RV.  (since she had not responded to the previous email). I uploaded a pet addendum to apartments.com, asking her to fill out, along with a pet deposit.  and addressed the issue of not being told there were pets on site.  

She responds today (two days later.). Bringing up she feels like my partner is hostile, and that needs to be addressed, she also says that "due to the disturbance of construction, she is unable to use the property as intended.  And that an attorney has informed her we need to compensate her for staying elsewhere during construction, or allow her to stay in her RV." She briefly mentions her guests, (stating partner was hostile to them as well) and their service dogs, but never addresses moving the RV, or signing the pet addendum.  

She never expressed concern over construction in any previous conversation - now half way through she is stating it is disturbing? - How do I respond to this?

I realize I can give her a 3 day notice to quit for the rv, and for the pets on Monday.  However I can't help but feel like this is an excuse to keep the RV.  This is making it extremely awkward for me and the other landlord, the fact that she is not willing to be spoken to by him is absolutely crazy to me.  

Wondering if there is any other way out of this year long lease?  How I should go about responding to these issues, without creating a nightmare environment?  Anything that should be done a certain way to make sure I am legally ok?

I would appreciate ANY advice!

Hi Gaby,

It went wonderfully well. I feel as though we had better renters, and that they took better care of the property than a STR would have. The house hardly went empty, which we were a bit bummed about, because we would have liked to use it between renters. I advertised on Airbnb, VRBO, and Zillow for renting. In the end, we had a return tenant, who actually signed a 6 month lease with us.

We just currently moved into the home, so it is no longer for rent, however, we are looking to do the same with our units out at the river.  I feel like renting 30+ days creates less work on parts, and keeps the property in better shape.  

I highly recommend!

We started one of our rentals, geared towards traveling nurses, but found in our area, they only wanted to rent one room at a time.  I ended up listing it on Airbnb and Vrbo as a 30+ day rental, and it has worked out perfectly.   You can also use Apartments.com, zillow, and corporatehousingbyowner.com to list as a furnished rental.

I agree with Joe. We have a MTR in Las Vegas, requiring a minimum 30 day stay, and a STR in Tennessee and Big Bear, CA. There are way less repairs in the MTR, and a more respectful clientele. It depends on your market, and what you are trying to accomplish. If you don't mind micromanaging, and don't mind damage to the home, then a STR is great for income. If you would like to be more hands off, and its a higher end property, I would lean towards MTR, and LTR.

We are in the process of trying to rent out our home in Las Vegas Medium Term, and this post was SUPER HELPFUL!  We are currently listed on Furnished Finder, and AirBnB, but I will be looking into adding Zillow as well.  Do you have a standard lease you use?  We are having trouble finding a template.  I just received interest on the property today, and thought through Airbnb, a lease wasn't needed, but now I am second guessing?!

Great!  Appreciate all of the help.  As for short term renting - because of the restrictions in Vegas, we have completely ruled it out.

Hi. We are finishing up a fully furnished rental in Las Vegas, NV. Looking to rent 30+ days at a time, to traveling hospital workers - or contractors looking to house their superintendents for long periods of time.  Obviously going to start on Airbnb and vrbo - but with the fees, and not renting short term, I was wondering if there is a better platform to use? Zillow, Craiglist?  Hoping someone has some previous experience.

Well, I guess I am looking for both! Forming the LLC is easy - tax questions, and business related questions through the LLCs, when to open new ones - how to separate, etc. are some of the questions I have. I can work remotely, but need someone who is willing to baby step me through some processes.
