Hey All!

Is anyone here familiar with a good STR cleaner in the Daytona Beach area? How have you all structured your cleanings and ensured that you have someone after every booking?

Thank you!

Hey All! Curious to get feedback on best practices for furnishing STR's? Is there typically a good vendor to use? How quick do you turn around furnishing an entire apartment/house if purchased unfurnished?

Hi BP Fam!

I'm curious if anyone has feedback on how accurate the short term rental calculator is? Does the annual income estimate for short term rentals normally come in a bit higher or lower?

Hi All! Quick question.

Do you recommend having two separate blank accounts set up with multiple properties under one umbrella? Basically one account for incoming rent and expenses, but the other for capex, maintenance and vacancy?

How have others on here set this up?

Thanks so much!

Oh dang.. I think I figured it out right as I posted this. Looks like I need to change the loan amount manually?

Hi All! I noticed when using the bigger pockets calculator, when I change the purchase price the cash flow amount doesn't really do anything. It's probably a user error on my end, but curious if anyone has suggestions? Literally, everything is the same and i'll change the prop price and the cash flow remains the same. Thanks for any help! :)

Attached are a few screen shots.

Hey all!

I've heard different suggestions on this, so I thought I would ask the BP crew. Before I purchase my first investment property, should I get an LLC set up? I'm wondering if I need to operate all of my rentals under the LLC or if an alternative is recommended?
