That HOA fee is outrageous. The HOA fee on my condo is 247, and guess what? Outside is covered. What about insurance? HOA don't normally cover inside the unit and you should at least have liability.

Maybe if you can somehow get rid of the HOA or got it for 20k lol.

Offer 600 to have them leave. Faster and cheaper.

Read invest four more blog, read real estate in your twenties blog, read real estate investing for dummies and landlording on autopilot books. Then analyze some deals based on what you have learned. Then analyze some more. Then go and research and drive/walk the neighborhoods where you think the numbers work and think long and hard about what is being said about where the neighborhood is going and what the statistics are saying, AND make sure you understand what type of neighborhood its in and what that means about the validity of your pro forma numbers vs actuals. Then finally buy a buy and hold or cosmetic rehab and hold. 

I agree flipping is extremely risky for someone just starting out. My dad has been a contractor his whole life and so I am lucky to have his help, yet still its easy to underestimate costs and time to fix. It happens to contractors who do it for a living, its gonna happen to a nub.

Also flip vs hold being dependent on the property isn't the best idea. Create the plan, formulate the numbers, find the property based on the plan and the numbers - Not the other way around. Its far to easy to get emotionally attached without realizing it and adjust the numbers here and there to make the property work on paper.

Coming from a pet friendly family and significant other as a vet tech I will note it's all about how the animal is raised. If the dogs are friendly to strangers that likely won't change unless the owners teach it to do so.

maybe it's not popular there but if you wanted to spend more then just paint i would really consider adding fake (maybe it's real?) Stone half way up the wall and some artificial grass

How are you calculating this?  10% repair doesn't seem terrible to me.  This almost reaches 2 percent rule which is typically great opportunity unless a **** area?

The method you are referring to is the brrrr strategy buy rehab rent refinance repeat. Brandon Turner has written and done podcast/webinar about it.  Look it up for more info.
