@Kyle Strouse Thank you for that I have been looking for one as well. Since I am an out of state investor do you know if they will handle all of the stuff involved?

I wasnt able to find the chat feature and be engaged in the conversation. It left me with more questions than answers that I couldnt ask.

@Ben Smith Yes, I did the same thing. @Dmitriy Fomichenko You're wrong; $8500 may not be alot in California. Where I invest, $8500 can purchase a house if it's a fixer upper that is a full cash offer. If it's a move in ready 3 bed 2 bath house at 40k that's a 20% down payment. If it's an fha 3% that could be a down payment on a $250k 4plex.

@Kevin R. I have heard lenders want a waiting period. That must be for homes that the finnanced and then want a cash out refi. Another few questions for you then: If I get a conventional loan on it. After rehab I just get it reappraised and then cash out? Am I able to transfer into the llc after I get the refi on it and still hold the loan?

@Brandon Vannier It's like fantasy football. You need to put a team together that understands your needs. An agent, a property manager they will know lenders and contractors maybe even someone that will want a partner. Each team is different no one knows what you need help with except you. I know I can find good deals and I have the capital to invest, but I'm moving my investments out of state. We are moving there in 5 years so I'm preparing now. I found an agent through a family member. She knows contractors, lenders, property manager's that I have been vetting. She's familiar with the area and rents, she's willing to write lowball offers. She knows that I will be purchasing a lot of homes in the area and will be getting all of my business. I have been networking on bigger pockets as soon as I found out about it. I came across it when researching investing out of state. I'm learning at the same time you are. I have been doing house hacking I just didn't know there was a name for it. I have been able to rehab homes since I was a kid, and will be doing brrrr as soon as I move there.

@Brandon Vannier Yes, if the numbers make sense, and tou have a team in place. I'd find a partner that you trust that can be boots on the ground.

@Shea Spinelli thanks, we have found an agent in the area, and been talking with lenders in the area. I have about 75k to use and want to use it as down payments for several units. Have you been networking in the area? I might need some advice on property managers and contractors in the area. It will be around August when we will pull the trigger on our first deal in that area. I'm researching and team building right now.

Thanks for the info, we will try to meet up with them. The reason we are heading there is because my wife's dad has around 50 rentals in the area that I will end up having to take care of eventually. Her sisters family and her dad and step mom all just moved down there. So I'm selling the ones we have in Washington to buy down there. I like that you are boots on the ground and know people there. I will use you as a resource.
