Appreciate the input.  I'm aware of the foreclosure market in Utah and understand it's fairly saturated.  I'm not asking about purchasing foreclosures at auction I'm asking about contacting the homeowner prior to the home going to auction to see if they would be willing to sell.

I'm a rookie real estate investor and to the forums.  I live in Utah and am trying to find off the market deals.  Has anyone had any luck contacting people who's homes are being foreclosed on and offering to buy the property?
