Rentec direct is great for the price. I believe it is free for 10 or less doors. I am still learning all of the features but like what I see so far. They also have great tech support. Disclosure: I have no direct ties to the company. I am just a satisfied customer ! Good luck

I need your help finding a good structural engineer or an expert in foundation repair in the akron/canton ohio market.  I had an engineer visit the property I have under contract this past weekend, and he did not have an answer of how to fix the foundation issue on a single family home.  The home has previous foundation repair on the one side.  The home also has adjustable posts in the basement in the center of the home.  The home has a crown in the middle.  It is about 3 1/2 inches higher than the ends.  It seems to be level front to back.  The area is known to have bad soil and other homes have been built with piers supporting the foundation.  If you have any recommendations, I would greatly appreciate your help!!

REM and Hayes are the 2 big ones in the area. I don't have any personal experience with either company.

Mike, I am investing in Stark county currently and know the market fairly well. I don't invest in the city of Canton although it does provide a better cash flow assert on the surface. I concentrate in areas that have better school systems (i.e. Jackson, north canton, Louisville and glen oak). I have been looking at sfr in the 60k to 100k range that rent for 800-1200 rate. Market is a little tight finding deals because inventory is down. Anything under 150k in Jackson and n canton has multiple offers. Let me know if you decide to invest in the area, I can let you know if I find anything that doesn't fit my portfolio from my direct mail campaign. Good luck! Bobby

Thanks for your advise. I am getting a structural engineer to review before and after the repair for peace of mind for me and hopefully the future buyer as well.

Hi BP community. I have a contract to purchase a SFR in Canton Ohio that has a foundation issue. The foundation has sunk a little causing the floors in the home to slope a little. We have estimates for repair work that will install helical piers every 5 feet to reach solid bedrock and support the home to prevent further issues. I will also have the home raised back to normal level. So my question is, after the repair work is done and I resell the property, will this have a negative impact on sales price? If so, how much should I adjust?
