Hi Greg.  Huntsville has traditionally been a cash flow market, though the recent growth may bring more appreciation potential.   

I'm going to share a devils advocate question to see if that helps your decision process ... If this property is cash flowing less than $100/mo, has no renovations, and is priced $10k higher than its comps, what is special about it that warrants buying this house instead of finding another option?

Anyone have any contractors you would recommend in Huntsville?

As far as the deal, I found this one on Loopnet.  However normally I don't see too much deal flow on there.  I'm seeing more from developing relationships with the local brokers and staying in touch with them.   Thanks again and good luck!

Hi Guys.   I just got an 8 unit building under contract in Huntsville, and am beginning my Due Diligence Period.   I'm looking for referrals for a Property Inspector and also Property Managers ... anyone have any recommendations?

@Caleb Bryant. I'm actively pursuing apartment deals in Huntsville ... have had some LOI's out but still trying to get one to stick. A lot of interest & growing competition in Huntsville as you can tell from the responses on this thread. My family is from there, so it's a natural place for me to invest. I live in Brentwood ... let's link up and and discuss our efforts.

Hello Memphis area BP'ers.   I'm based in Nashville and don't know Memphis all that well.   Considering a property in the East Midtown area near Christian Brothers University and Central Ave.    What can you tell me about this area?    What type of tenant and neighbors could I expect in this area?

Also, has the rental market softened with the large number of available rentals?   We're seeing the Nashville market soften a bit as there's a lot of inventory coming online.
