 I’ve been getting 1995 for the past four years. Like the other post stated there’s a lot of new construction and we’re just not getting any responses even allowing small pets. I just lowered it again to 1699. The place is immaculate It is just being listed on several websites not been actively marketed. The management company I use just basically handles a small amount of properties along with their construction business.

 Maybe I need to switch to a larger management only company that can actively push this property.

Thanks to all for responding. I’ve had the place for 10 years and never even had a month vacancy so this is truly an anomaly but things have changed in that neighborhood.

I’ve come down from 2095 to 1749. The place just had a complete upgrade with the changeover. Beautiful place but like you said there’s a lot of units going up. I guess I just need to come down more. Thanks for responding

Hello All,

Have a 2-unit row home in Baltimore (Brewers Hill) and the main 3/2 has been vacant for 4 months.

Lowered rent, allowed pets and no action.

Lots of new apt. construction in area.

Prop manager just has property listed on the usual online sites.

Should I list with a realtor? Would it being on MLS be worth it?

However, the realtor wants a month fee (split) and prop manager wants a month also.

Or, just keep lowering the rent?

Have a condo in Vero left in a will (split 3 ways).

Considering buying others out.

3/2 condo on Waterford Dr.

$50k mortgage balance, place worth around $100k?  Not sure what the rental market is like.

Problem my relative always complained about was the crazy condo board special assessments they hit people with.

Any realtors/ property managers out there for some help?

I've been listed as the executor and personal property heir (vero beach, fl condo) on estranged fathers will for 15 years. He found out he was dying (passed last week) and changed his will to give me, his niece and nephew each 33%. He made his niece the executor. Any recourse and/ or how can I ensure everything is done legally? Thanks.

Hi, 

Second chance at refi with hope of getting $50k out of property.

Appraisal comes in low and nowhere near lendingtree and realtor price estimate.

Problem is (in Baltimore) that neighborhood consists of single family row homes but mine was converted to 2 family 6 years ago.

So, there are no comps nearby so they use comps that aren't in as good of neighborhood as mine.

Best offer I got was with cash out $22k and also adding $10k in closing costs.

No thanks.

What to do?  Sell it and take the $100k?  Don't want to cause its a cash cow.

I just want some cash for next investment.
